Maxim Trudolyubov The Tragedy of Property. Private Life, Ownership and the Russian State

Russian novels, poetry and ballet put the country squarely in the European family of cultures and yet there is something different about this country, especially in terms of its political culture. What makes Russia different? Maxim Trudolyubov uses private property as a lens to highlight the most important features that distinguish Russia as a political culture. In many Western societies, private property has acted as the private individual’s bulwark against the state; in Russia, by contrast, it has mostly been used by the authorities as a governance tool. Nineteenth-century Russian liberals did not consider property rights to be one of the civil causes worthy of defending. Property was associated with serfdom, and even after the emancipation of the serfs the institution of property was still seen as an attribute of retrograde aristocracy and oppressive government. It was something to be destroyed – and indeed it was, in 1917. Ironically, it was the Soviet Union that, with the arrival of mass housing in the 1960s, gave the concept of private ownership a good name. After forced collectivization and mass urbanization, people were yearning for a space of their own. The collapse of the Soviet ideology allowed property to be called property, but not all properties were equal. You could own a flat but not an oil company, which could be property on paper but not in reality. This is why most Russian entrepreneurs register their businesses in offshore jurisdictions and park their money abroad. This fresh and highly original perspective on Russian history will be of great interest to anyone who wants to understand Russia today.

Colin Jones Property Boom and Banking Bust. The Role of Commercial Lending in the Bankruptcy of Banks

A fascinating analysis of the critical role commercial property investment played in the economic boom and bust during the global financial crisis The unprecedented financial boom stretching from the mid-1990s through 2008 ultimately led to the deepest recession in modern times and one of the slowest economic recoveries in history. It also resulted in the emergence of the draconian austerity policies that have swept across Europe in recent years. Property Boom and Banking Bust offers an expert insight into the complex property market dynamics that contributed to the Great Financial Crisis of 2008 and its devastating economic consequences. It is the first book to focus on a woefully underreported dimension of the crisis, namely, the significant role that lending on commercial property development played in the crisis. Among other key topics, the authors explore the philosophical and behavioral factors that propelled irresponsible bank lending and the property boom; how it led to the downfall of the banks; the impact of the credit crunch on the real estate industry generally in the wake of the financial crisis; the catastrophic effects the property bust had on property investors, both large and small; and how the financial institutions have sought to recover in the wake of the financial crisis. Provides valuable insights into what happened in previous booms and busts, particularly in the 1970s and 1980s, and how they compare with the most recent one Offers an expert assessment of the consequences of the global financial crisis for the banking system and the commercial property industry Examines strategies banks have used to recover their positions and manage the overhang of indebtedness and bad property assets Addresses strategies the real estate industry have used to recover from the collapse in property values Written in an accessible style, and featuring numerous insider case accounts from property bankers, Property Boom and Banking Bust disentangles the complex, tightly-woven factors that led to the Great Financial Crisis of 2008, while offering powerful lessons for property industry professionals on how to avoid having history repeat itself.

Estopinal Stephen V. Professional Surveyors and Real Property Descriptions. Composition, Construction, and Comprehension

The only modern guide to interpreting and writing real property descriptions for surveyors Technical land information is no longer the exclusive domain of professional surveyors. The Internet now houses a multitude of resources that nontechnical professionals—such as attorneys and realtors—access and implement on a daily basis. However, these professionals are trained in aspects of law and commerce that do not provide the proper education and experience to interpret and evaluate their land boundary information discoveries correctly. As a result, their analysis is often erroneous and the data misapplied—ultimately leading to confusion and costly litigation. Professional Surveyors and Real Property Descriptions attempts to bridge the ever-widening gap between the users of land boundary information and the land surveyors who produce it. An expert team of authors integrates the historic and legal background of real property interests with fundamental concepts of the surveying profession in a manner accessible for average readers. These provide the basics for both properly comprehending older descriptions and competently constructing complete and modern real property descriptions that foster better communication. Highlights in this book include: An in-depth exploration of historic descriptions and how to read them Coverage of the widely accepted ALTA/ACSM Land Boundary Survey standards and associated property descriptions A diverse collection of examples and practice scenarios An overview of the latest issues related to the use of GPS and GIS Written in easy-to-understand language, this practical resource assists nontechnical professionals in understanding exactly what a surveyor does and does not do, and serves as a valuable tool for obtaining the most satisfactory, accurate, and complete real property descriptions.

Peter Dent Towers, Turbines and Transmission Lines. Impacts On Property Value

From the Foreword by Dr Valmond Ghyoot, Emeritus Professor of Real Estate, University of South Africa: ‘The valuation profession, the legal profession, property industry participants in general and students will welcome publication of this book. Investors, environmental groups and affected property owners will find essential information for use in their decision-making, development objections and claims. My hope is that [it] will provide answers where required and that it will help to improve the professional standard of valuations and appraisals internationally. I trust that it will also raise the standard of testimony in damages cases. If so, the editors and contributors will have succeeded in documenting the state of the art in this relatively unexplored terrain.’ As a reference source, this book will help quantify the negative impacts on property values of high voltage overhead transmission lines, cell phone towers, and wind turbines. It gives a modern perspective of the concerns property owners have about the siting of industrial structures used to transmit or generate various forms of energy and how these concerns impact on property values. Studies reveal concerns the public have about devices and structures that emit electromagnetic fields (EMFs) due to their potential health hazards. . Despite some research reports suggesting there are no potential adverse health hazards from high voltage overhead transmission lines (HVOTLs) and towers, there is still on-going concern about the siting of these structures due to fears of health risks from exposure to EMFs, changes in neighbourhood aesthetics and loss in property values. The siting of wind turbines is also receiving community opposition due to noise, light flicker, aesthetic concerns, and loss in property values. The extent to which such attitudes are reflected in lower property values is not well understood. Towers, Turbines and Transmission Lines: Impacts on Property Value outlines results of studies conducted in the US, the UK, Australia and New Zealand and offers guidance to valuers as well as to property/real estate appraisal students and property owners around the world. The book provides defensible tools that are becoming widely accepted to assess the effect that these environmental detriments have on property prices.

Dan Jones Summer of Blood: The Peasants’ Revolt of 1381

Revolt and upheaval in medieval Britain by a brilliant new narrative historian. ‘Summer of Blood’ breaks new ground in its portrayal of the personalities and politics of the bloody days of June 1381.Breathing life into one of British history's most colourful yet under-explored episodes, Dan Jones recreates the dangerous world of the fourteenth century: a time when pain, squalor, misery and disease formed the fabric of daily life. Yet this was also an era of humanity, charity and social responsibility, one which people genuinely believed could be made better. Jones shows how this world was both profoundly different and remarkably similar to our own.The Peasants' Revolt of the summer of 1381, led by the mysterious Wat Tyler and the visionary preacher John Ball, was one of the bloodiest events in British history. To finance an unyielding war with France, a reckless and oppressive tax was imposed upon the English lower orders. Ravaged by war, plague and tyranny, England's villagers rose against their masters for the first time in history. Initial resistance in the Essex village of Brentwood swiftly inspired the desire for revenge in other communities. The outcome of their brave and tragic rising changed England forever. At the heart of the story is a fateful collision of servant and master, as the rural general Wat Tyler pitted his wits and ragtag army against the 14-year-old King Richard II and his advisors, all of whom risked their property, their positions and their lives in the desperate battle to save the English crown from destruction.‘Summer of Blood’ is the first full popular account in a century of one of the most famous rebellions in history.
